The official numbers

These are the four WTF BLACK formats as published by WTF Gyms. The investment range is the project figure for the format; your exact number depends on the site, its size and its condition, and is confirmed in a written, site-specific quote before you sign anything.

If you are comparing brands, the most useful number is not the entry ticket but what you pay every month once the gym is open. That is where WTF is different: one fixed fee instead of a percentage of your revenue. Compare the full format sheet on franchise models.

What's included

WTF BLACK is a fully managed gym franchise. WTF is not only the brand on the door; it is the operator that builds the gym and then runs it every day. The same team runs 60+ WTF gyms with 50,000+ members and an 800+ team. The scope WTF takes on for your gym covers:

• Site selection: catchment study, competition mapping and a go or no-go on the location before you commit to a lease.
• Design and build: layout, zoning, interiors, civil and MEP coordination, branding.
• Equipment: commercial-grade equipment planned for the format, supplied through WTF's own equipment arm, with installation.
• Hiring and training: gym manager, trainers, sales and front office, housekeeping; hired, trained and managed by WTF.
• Launch: pre-sales, launch marketing and the opening.
• Daily operations: membership sales, personal training, retention, upkeep, SOPs and audits.
• Technology: member app, CRM, access control and reporting, so you can see the gym's numbers.

What's not included

Honest cost pages list the exclusions too. Plan for these separately, or confirm in writing whether your quote covers them:

• Rent and the security deposit for the premises. Commercial leases in Indian cities commonly ask for several months of rent as a deposit; this depends on the landlord and the city.
• Working capital to carry the gym through its ramp-up months, when memberships are still growing and running costs are already fixed.
• GST and other taxes on the project and on fees.
• Local approvals and licences such as trade licence, fire NOC where applicable, shops and establishments registration. Who arranges each one is set out in your agreement.
• Running costs after launch: staff salaries, rent, electricity, maintenance and marketing are paid from the gym's revenue. You own the P&L, so if revenue is short, you fund the gap.

Power Fee vs royalty

Most franchise brands in India charge a royalty: a percentage of your monthly revenue, paid for as long as the agreement runs. Some add a separate marketing fund percentage. A royalty grows with your revenue, so the better your gym does, the more you pay the brand.

WTF charges no royalty and no revenue share. Instead there is one fixed monthly Power Fee of about ₹1 lakh, which pays WTF to operate your gym. Because it is fixed, it does not rise when your gym has a strong month. It escalates yearly in line with other operating costs, and the exact figure and escalation are written into your agreement.

Operating breakeven is not payback, explained honestly

You will see two different time frames discussed for gyms, and they are often mixed up, sometimes on purpose.

• Operating breakeven is the month when the gym's revenue first covers its running costs: rent, salaries, utilities, maintenance, marketing and the Power Fee. For WTF-run gyms this is typically 10 to 18 months, depending on the format and the site.
• Capital payback is a separate, longer measure: the point when the money you invested has come back to you in full. In WTF's own model it takes around 5 years.

Operating breakeven in 10 to 18 months is not payback. Recovering your capital typically takes around 5 years, and it depends mostly on rent and on how fast membership grows. Returns are not guaranteed, and you carry the business and investment risk as the owner.

Saw "₹5 to 10 lakh" or "guaranteed returns" online? Neither is from WTF

If you searched for the WTF franchise, you may have found figures that do not match this page. Here is how to read them:

• "WTF franchise for ₹5 to 10 lakh" on listing sites is not a WTF figure. The lowest WTF BLACK format, Studio, starts at ₹50 lakh, because it is a full gym that WTF builds and staffs, not a kit or a licence.
• A fixed ROI percentage in an ad or a post is not an official WTF offer. WTF does not promise a percentage return, and neither should anyone selling a gym franchise.
• "Guaranteed monthly rental income" does not describe WTF BLACK. You are not a landlord receiving rent; you own an operating business whose profit or loss depends on how the gym performs.
